Proactive oversight is an important part of our management approach. We conduct a monthly exterior drive-by evaluation at no additional charge and provide an update through the Owner Portal. We also coordinate maintenance, monitor property-related issues, oversee HVAC-filter compliance, and maintain consistent communication with residents. The monthly drive-by is a management observation rather than a professional home inspection.

We help coordinate the turnover and rent-ready process so the property can be prepared for its next resident. Depending on the property's needs, this can include junk removal, deep cleaning, yard maintenance, drywall-hole patching, touch-up painting, professional photography, electronic-lock management, utility coordination, and other necessary rent-ready work. Extraordinary repairs or remediation beyond ordinary turnover are an additional owner expense.
-
Our goal is to present every property as a home that has been thoughtfully prepared for its next resident. The rent-ready standard addresses cleanliness, flooring, paint and wall condition, landscaping, exterior areas, locks and access devices, smoke and carbon-monoxide detectors, appliances, HVAC, plumbing, electrical systems and applicable HOA requirements.
-
We coordinate routine repairs and maintenance with qualified independent vendors. For a true emergency involving health, safety, essential services, the protection of the property, or prevention of further damage, we have authority to act immediately without a dollar cap and notify the owner as soon as practical.
